Growth Direction – When a city grows, it usually circles downtown, getting further away from the center. Las Vegas was established in 1905, so we’ve circled downtown many times to finally be building homes in the mountains.
Because that’s how a city grows, that means that the oldest homes are in Downtown. Since the County, State, City, District, and Federal Courts are Downtown, many law-related businesses have converted these old homes into offices.
Housing and Buildings
Besides small older homes, there are also many multi-family, large older homes, and manufacturing buildings. There has been a revitalization movement to modernize for over 20 years and make Downtown Las Vegas a great place to live again.
High-rise condominiums and lofts are “on the rise” with 6 towers so far, and local businesses and restaurants are enjoying the growth in evening business.
There are a few areas of Downtown with older homes on larger lots that are quite nice. A listing I had 10 years ago had an old record player that folded out/down, built into the wall. Restored and unrestored homes are being recognized as hidden pockets that residents are happy to call home. There’s a lot to appreciate about living in “the middle” of a city.
Buying any kind of property anywhere in any Downtown in America means that caution needs to be exercised. That ground has a history. In some cities, it has hundreds of years of history.
Property needs to be researched for its history to verify that the dirt wasn’t contaminated or there isn’t an abandoned gasoline storage tank underground still. We do this for you.
Know that not all searches can be negative. Our verification searches have always shown clean dirt and a non-issue history, and we always check.
There is a story of a man who bought an old ice warehouse downtown. Unbeknownst to the seller, there were considerable water rights that came with the property that this man ended up purchasing with this crumby dilapidated building.
It is always a good thing to know what you’re buying, or selling, especially the history of a parcel downtown. We work for you and research for both buyers and sellers.
