Homes With Land In Las Vegas
Ranch-style homes AKA Horse Property are all over Las Vegas, both on County and City land. There are sections of land in every direction of the Las Vegas Valley that allow horses. In 2005, Clark County Zoning Department changed RE (Rural Estates) to RNP, which stands for Rural Neighborhood Preservation.
Within RNP areas, the look and the goal is to allow better air quality while giving a sense of wide-open spaces. Besides, this zoning allows the street to have no sidewalks and gutters which enhances rural preservation.

Rural Neighborhood Preservation Zones
The requirements for a property to be zoned RNP are:
- Populated by residents with common interests in more open-space lifestyles than experienced in urban neighborhoods;
- Custom-built homes;
- No mandatory Conditions, Covenants, and Restrictions (CC&Rs) or homeowners’ associations;
- Suitable for keeping and riding horses in a rural residential setting;
- Trail access to mountainous areas surrounding the city;
- Residential lots large enough to park boats, horse trailers, and other recreational vehicles behind the front setback line. Having enough rear-yard area to construct accessory buildings, stables, tack houses, and other horse-related outbuildings;
- Residential densities low enough to allow substantially more physical separation between neighboring dwellings than typically found in urbanized areas;
- Modified pavement sections and few public streetlights and sidewalks;
- Less light pollution from fewer residential nighttime activities and house lighting in general.
City vs County
A Las Vegas Zoning Lesson: About 1/2 of the land with Las Vegas as an address is in the City of Las Vegas. The City of Las Vegas adopted this policy change as well. Interestingly, most property for horses is actually located in Clark County, not the City of Las Vegas.
Having lived in both city and county neighborhoods, there isn’t much difference. If you’d like more information about that, we can talk about it. Referring to both entities as Las Vegas, Las Vegas allows 2 horses on a 1/2 acre lot. However, just because a property has 1/2 acre doesn’t mean you can have horses. That could be a violation of a community’s CCR’s. We have sold many properties for horses so we know who allows horses and who doesn’t.
Search Horse Properties
I searched horse properties for sale today. In all of Las Vegas, Henderson, and North Las Vegas, there were almost 100 listings. They ranged from the mid-$300,000’s to over 6 Million. Every area of town has horse zoned property and even some near the middle of town. In addition to single horse properties, there is an equestrian custom home neighborhood by the McCarran Airport. These estates are all about horses with homeowners sharing the arenas and trails.
Furthermore, the Northwest has miles of custom homes on 1/2 acre or more without sidewalks. As an added plus, the area connects to Lone Mountain. Near Mt. Charleston there are horse properties at Kyle Canyon and on Mt. Charleston.
North Las Vegas has quite a bit of RNP areas, Sunrise Mountain has many parts in Rural Neighborhood Preservation areas, East Las Vegas has some, Henderson has 5 areas. Many people have rural land without horse facilities. Let us know what you’re looking for and we will find it for you.

Buffer Zones
20 years ago, every area of town had an area of 1/2 acre or larger lots. There were designated rural areas with no sidewalks and horse trails. In 2005, there was a zoning change for the entire Clark County that changed RE (Rural Estates) to RNP (Rural Preservation Neighborhoods.) This created the option for smaller lot sizes “exceptions” and builders jumped all over this to get the land. The commissioners recognized this for what it was and started allowing smaller lots around the perimeter of the RPNs but not in the middle and homes had to be on a minimum of 10,000 foot lots and one-story.
I like the end result. Along busy streets, there are now walled in neighborhoods that block these rural neighborhoods creating a “buffer zone’ between large tracts of homes and the rural areas. As the city grows, commissioners have had to make hard choices but this one has turned out to be a good compromise in my opinion.
