Summerlin is the “Largest Master Plan in the U.S.” and has been in the “Top 10 Best Communities” for much of the past 20 years with the  eastern border only 7 miles west of the strip. The community takes up most of the west side of the Las Vegas Valley. Summerlin comprises 25,000 acres with varied terrain and stunning views of the city and red rocked mountains.

The History of Summerlin

Howard Hughes purchased 25,000 acres of remote desert land in 1952 for $3 per acre as a possible company site. After sitting dormant for over 30 years, Howard Hughes Corporation presented its plan for Summerlin to the city. Howard Hughes’ paternal grandmother, Jean Amelia Summerlin, was the namesake for the community.

Summerlin’s timing couldn’t have been better as it coincided with the boom that happened on the Las Vegas Strip. Together with the growth of the Las Vegas Strip, Las Vegas and the surrounding cities in the valley exploded too. With over 5000 people relocating to town each month for 30 years, Summerlin attracted the attention of many of them.

The brilliance of Summerlin’s original design team, their concepts, and their continuing marketing are stellar examples of how to create a world-class community. As a result of this brilliance, 30 years later Summerlin is one of the highest-priced area of Las Vegas to live.

New Construction Homes

The 100,000 Residents mark occurred in 2017, and the growth in the last two years is staggering. The new construction home count of what sold each week in 2019 was between 30-50, up 6% from 2018. That ranked  Summerlin as #3 in sales among Master Planned Communities for 2019 and #6 for the decade.

Part of their success is due to flexibility, changing to meet consumer demand. This past year we saw an increase in demand for townhomes, condos and attached housing products. In the past few years, the village plans that are under construction added several condominium communities and luxury apartment buildings.

The Golden Plan

1990 marked the completion of Summerlin Parkway, and finally, in 1991, the first family called Summerlin home.  summerlin north trails

Each Village must have a large sports park featuring a designated sport. This made it possible to have Summerlin’s outdoor active lifestyle extensive and diversified. There are now over 250 parks, many of which connect to the current number of 150 miles of bicycle and walking trails.

Maximum safety and convenience are the foremost criteria when designing roads. With traffic circles to minimize accidents and 2 wide, well lit and beautiful freeways, residents move in and out of the community quickly.


Numbers in 2020 show that Summerlin has more than 250 neighborhood and village parks with more than 150 completed miles of trails. There are 27 public and private schools, 14 houses of worship and 10 golf courses. Multiple medical and cultural facilities, business parks, libraries, and 2 large sporting complexes make up just part of this great community. World-class shopping and restaurants, and 3 luxury hotel and casinos enhance the area as well.

Stunning views of red rocks and city lights, diverse terrain, and manicured landscaping connect all of the Villages. Organized sports, parades, decorations, holiday events, plays, varied music, fireworks and even movies under the stars, connect the community all year round.

There are 3 large Community Centers with pools, meeting rooms and patios. Youth and adult classes occur regularly, as well as association meetings and parties. Many communities also have their own private community areas, clubhouses, events, pools and meeting rooms.

A few villages have a basic community center, and there’s also a new aquatic center that opened in the Cliffs Village, in the south part of Summerlin, late last year. The new aquatics center has multiple pools with different purposes, and it is open to all Clark County Residents. Most Villages have planned housing developments for all income levels ranging from apartments to Luxury Custom Homes.

Summerlin North was the first section of Summerlin to be developed. After the community was booming 5000 acres were traded with BLM that expanded Red Rock Canyon National Conservation Area and grew Summerlin’s boundary to the south.

A second exchange added more land to the Conservation area while expanding Summerlin’s land to the north. In 2019 construction started in Summerlin North once more when Reverence broke ground.

This past year we saw an increase in demand for townhomes, condos and attached housing products. In the past few years, several condominium communities and luxury apartment buildings were added to the village plans.

Shopping and More

All varieties of shopping centers combine with the Downtown Summerlin Mall to make everything conveniently available. There are multiple medical and cultural facilities, business parks and award-winning, state-of-the-art libraries for a well-rounded area to live in. There are 3 luxury hotel and casino properties located in Summerlin.

Summerlin borders are on busy Las Vegas streets and there are multiple shopping centers loaded with franchise businesses, large department stores and boutique stores just “across the street.” If you want anything it’s close by.

Restaurants with every genre of food and price point are within 10 minutes of Summerlin. The Las Vegas Strip is 15 minutes away with a restaurant for every palette. Grocery stores are abundant with fruit and food from around the world.


Housing prices for Summerlin in 2020 range from the low $300,000s to more than $5 million. There are currently 2 communities with vacant land for sale to build a custom house on. Luxury Apartment rents start at “Under $1000 a month”.
